. It is the northernmost section of the city, from its
southern boundary just south of 63rd Street (where Collins Avenue (A1A northbound)
converges with Indian Creek Drive (A1A southbound) and continues as
A1A/Collins Avenue) to the northern limit of the city near 87th
Terrace. It also includes Normandy
Island

, the Biscayne

The
'last frontier' of Miami Beach: North Beach, long ignored by developers
obsessed with the hip


lure
of South Beach, is suddenly on the radar as developers move north.





For
much of the 1990s, Ronald Bloomberg has focused his attention on South
Beach. Today, like many other real estate developers, Bloomberg is
looking northward to the peaceful neighborhoods of North Beach. After
decades of slumber, North Beach has been rediscovered, and more than
$600 million in public- and private-sector projects are now underway.


Located
between Miami Beach's 63rd Street to the south and the Town of Surfside
to the north, and stretching from the Atlantic to Biscayne Bay, North
Beach has about 30,000 residents who can walk or bicycle to the beach
and community parks, as well as nearby hotels and shops. Among other
claims to fame is Miami Beach's only stretch of oceanfront street
outside of Ocean Drive -- Ocean Terrace between 73 Street and 75 Street
-- and the Radisson Deauville Hotel, where both the Beatles and Frank
Sinatra performed in the 1960s.



"A
lot of developers within the last five years have recognized the
potential of the waterfront sites and attractive neighborhoods in the
North Beach area," says Bloomberg, founder and president of Centaur
Realty Organization, a real estate brokerage and investment firm. "Now,
there are a number of exciting new projects in an area that hasn't
experienced development for a long time."


As
a partner in BSG Development Corporation with architects Charles Sieger
and Jose Suarez, and construction specialist Ronald Gaines, Bloomberg
is helping to build 6000 Indian Creek, a 25-story condominium with 42
residences overlooking the Indian Creek Waterway on the city's
"Millionaires' Row."


6000
Indian Creek hopes to distinguish itself with its glass-enclosed
elliptical tower, which rises out of a reflecting pool and fountain
surrounding a three-story atrium lobby. The two- and three-bedroom
units, priced from $450,000, have see-through layouts complemented by
floor-to-ceiling glass and wraparound terraces.



On
the cultural side, the North Beach Development Corporation is working
with the Urban Arts Committee to showcase the area's unique post-World
War II Miami Modern (MIMo) architecture, which includes hotels like the
Casablanca, the Monte Carlo, the Radisson Deauville and the Carillon,
as well as many lowrise apartment buildings. A photo exhibition of MIMo
buildings earlier this year received extensive publicity in The New
York Times, Vogue, and other national publications.


Now,
the NBDC is encouraging private-sector developers of MIMo apartments to
preserve the historic facades while renovating the interiors to create
modern, attractive rentals and condominiums. "One of our objectives is
to encourage reinvestment in our existing housing stock," Fritz says,
"and the MIMo apartments are certainly high on the list." Developers
are already investing in these retrofits.




New
Residential Projects


Throughout
the North Beach area, new residential projects are underway. In fact,
Fritz estimates that more than $500 million in private-sector funds has
already been committed to the region.


One
of the largest redevelopment projects is the Carillon Hotel at 6801
Collins Ave. WSG Development is creating 240 residential units out of
the 15-story original hotel building, constructing a new 20-story
building with 140 units and a 37-story building with 268 units.
Construction began this fall on the $120 million project, which
includes two restaurants, a theater, pools and spa.


"What
I'm trying to do is keep the characteristics of the old Carillon, which
in its heyday was an exciting and vibrant place to be," says WSG
President Eric D. Sheppard. "We want to have people enjoy it again as a
place where they live and enjoy hotel amenities."


Reflecting
on the success of 6000 Indian Creek -- as well as other North Beach
developments -- Bloomberg says the community ultimately will be an
attractive mix of older and newer properties. "One of the great
elements contributing to South Beach's success over the years has been
that integration of older and newer properties," he says.



"That
approach adds to the fabric of the entire community. We are already
seeing the same thing happening in the North Beach area. With that
dynamic combination of new and existing upscale development, property
values will continue to escalate. Certainly, the development community
has a lot of confidence in this area."
